This list is not exhaustive, but it may give you a good start in understanding your local laws. If you have questions, visit the short-term rental homepage or other government agencies directly, or consult a local lawyer or tax professional.

Relevant information for Hosts

Insurance

Hosts who apply for a business license are required to provide proof of liability insurance coverage with a $500,000 minimum amount.

Zoning restrictions

Zoning restrictions include a 660-foot density limit between short-term rentals for all single family and multi-family homes. For example, short-term rentals may only be used for dwelling, lodging, or overnight accommodations. Other commercial events that are typically held at banquet facilities, such as weddings, parties, and receptions, are prohibited at short-term rentals.

Safety

The City conducts property inspections of short-term rental properties as part of the Conditional Use Verification (CUV) Permit approval process.

The inspector will verify the number of bedrooms in the house and will check for safety requirement compliance. Check the short-term rental application instructions for more information about the inspection process, including a detailed list.

Taxes

Airbnb has detailed information about state and local taxes for Hosts available in our Tax Help Center.
